While JOC specializes in Indefinite Delivery Indefinite Quantity (IDIQ), JOC is capable of operating in other types of contracts as well, including Traditional Design Bid Build, Design Build, and CM At Risk.
HOW WE WORK
JOC focuses on Safety, Quality, Budget, Schedule, and the Environment as we develop work plans and execute construction projects.
Our in house Safety program is constantly evolving based on regional and national trends in the industry, and we are capable of providing training to subcontractors and clients as needed to maintain a safe and healthy work environment in and around our projects.
JOC leverages modern software to reduce errors and increase accuracy and ease of communication for budgets and schedules to ensure we are turning jobs over ON TIME and ON BUDGET.
Local Resources are hired whenever possible. We take pride in the fact that over 90% of work that we do is completed by “in state” small business vendors. If you have any specific participation goals, we can help you there too.

Typical IDIQ Process

Whether you have limited information or full bid package, we are always available to collaborate with your team to perform a joint scope walk to better understand your projects “WHY” as well as key components that matter the most to your project.

PROPOSAL
Once we have consulted with your project team, any necessary specialty trades, and clarified the scope of work, we will promptly provide a detailed proposal based on the prioritized goals for the project and optimized to deliver the most value. Clients receive an executable work order document with Legal reference, scope of work, and detailed line item proposal.

Approval
The approval process is as simple as signing your work order document and issuing a purchase order. Your proposal will have everything you need for your procurement department to move forward swiftly.

Construction
With a PO in hand, JOC will begin executing the construction schedule with routine updates and progress photos, so you can stay informed without having to sacrifice progress on other important tasks. Our goal is to make this the easy part for you!
